To put this in perspective, sellers have outnumbered buyers by such a large margin only once before: in March 2020, when the pandemic paused the market. Now, in April 2025, we’re seeing this same dynamic return.
In comparison to national trends, South Carolina’s market follows a similar pattern. With demand for homes continuing to be strong in cities like Charleston, Columbia, and Greenville, sellers have a little more advantage, though buyers are still eager to find their dream homes. Inventory levels in South Carolina have been low, leading to increased competition, yet buyers are still navigating through rising interest rates and affordability challenges. However, the current surplus of sellers could signal an opportunity for buyers looking for more options.
At no point in the past decade have we seen sellers outnumbering buyers by this margin. Just a year ago, the disparity between the two groups was only 6.5%, while two years ago, the tables were turned and buyers were in the lead.
