Think You Don’t Qualify? You Might Be Closer Than You Think

For years I’ve met people across South Carolina who begin our conversation the exact same way:

“Rozalyn, I know I’m probably not ready to buy a home…”

Then they tell me why.

“My credit isn’t perfect.”

“I haven’t saved 20%.”

“I owned a home years ago.”

“I make too much for assistance.”

“I’ve been renting forever.”

Every time I hear those words, I smile because I’ve watched hundreds of families discover that what they believed about First-Time Homebuyers simply wasn’t true.

As a South Carolina REALTOR®, one of the most rewarding parts of my career isn’t just handing someone the keys to a new home—it’s watching the look on their face when they realize homeownership may actually be within reach.

Over the years I’ve learned that misinformation keeps more families from buying a home than their finances ever do.

First-Time Homebuyers Is a Program… Not a Lifestyle

One of the biggest misconceptions I hear is:

“I can’t be a first-time buyer because I owned a home years ago.”

Not necessarily.

Under federal HUD guidelines, many homebuyer programs define First-Time Homebuyers as someone who has not owned a principal residence during the previous three years.

That means you may qualify if you:

  • Sold your home several years ago and have been renting.
  • Previously owned a home with a former spouse.
  • Are starting over after divorce or another major life change.

Many South Carolina programs follow these federal guidelines, while others may have additional eligibility requirements. That’s why working with a knowledgeable REALTOR® and lender is so important before assuming you don’t qualify.

I’ve had clients who almost talked themselves out of buying—only to discover they were eligible all along.

The 20% Down Payment Myth

This may be the biggest myth I hear.

Many renters believe they need a 20% down payment before they can even think about buying.

The truth is many loan programs require far less.

Depending on qualifications, buyers may have access to:

  • FHA financing with as little as 3.5% down
  • VA financing for eligible veterans and active-duty military with qualified financing
  • USDA financing for eligible rural properties
  • Conventional low down payment programs
  • Down payment assistance programs that may help with upfront costs

Every buyer’s situation is different, but assuming you need tens of thousands of dollars before speaking with a lender often delays homeownership unnecessarily.

What If My Credit Score Is Around 560?

This is another question I receive often.

A lower credit score does not automatically mean your homeownership journey is over.

Recent underwriting changes have expanded opportunities for some borrowers whose applications may now receive a more complete review instead of being declined strictly because of a credit score.

That doesn’t mean approval is guaranteed.

Lenders will still evaluate:

  • Employment stability
  • Income
  • Debt-to-income ratio
  • Payment history
  • Cash reserves
  • Overall financial profile

Many South Carolina buyers are surprised to learn they have more options than they expected once they speak with a lender who understands today’s lending guidelines.

One of My Favorite Strategies for Building Wealth

If you’ve worked with me before, you’ve probably heard me talk about this.

One of my favorite strategies for First-Time Homebuyers is purchasing a small multi-family property.

Buy a duplex, triplex, or four-unit property…

Live in one unit.

Rent the others.

The rental income may help offset your mortgage while you begin building equity.

For qualified owner-occupied purchases, FHA financing and some conventional programs allow financing on properties with up to four units, provided the buyer occupies one unit as their primary residence. This approach can be a powerful way to begin building long-term wealth, although buyers should also be prepared for the responsibilities of being a landlord and potential vacancy or maintenance costs.

I’ve recommended this strategy to many clients because it creates opportunities beyond simply owning a home—it creates another source of income.

South Carolina Down Payment Assistance May Surprise You

Another statement I hear all the time is:

“I probably make too much to qualify.”

Maybe.

Maybe not.

South Carolina offers several homeownership assistance programs, including opportunities through SC Housing, local municipalities, employers, nonprofit organizations, and participating lenders.

Many programs use household income limits based on the county where you’re purchasing, but those limits vary depending on the program, household size, and location.

The only way to know for certain is to check your eligibility.

You may qualify for assistance you never knew existed.

Don’t Let Assumptions Cost You a Home

‘ve seen buyers wait five or even ten years because they believed they weren’t ready.

Then after one conversation…

…they discover they qualified months—or even years—earlier.

That’s why I encourage every renter to ask questions before making assumptions.

The answer may not always be “yes” today.

But if the answer is “not yet,” we’ll create a plan together to help you get there.

Sometimes a few simple steps today can put you in position to purchase much sooner than you imagined.
